It was first founded in 1971 as Edirne İplik Sanayi ve Ticaret A.Ş. and later renamed as EDİP İplik Sanayi ve Ticaret A.Ş. The company initially focused on textile production, with investments in ring yarn spindles and twisters. It also expanded its operations to include yarn dyeing and the production of melange yarn and sewing yarn. In the late 1990s, the company established a second plant in Lüleburgaz. It received ISO 9001:2000 Quality Management System Certificates for both plants in 2003 and 2007. In 2008, the company decided to end its textile production activities. It then changed its trade name to "EDİP GAYRİMENKUL YATIRIM SANAYİ VE TİCARET A.Ş." and shifted its focus to real estate investment and development. The company completed the construction of the 212istanBUL Power Outlet Shopping Center in 2009 and the MyOffice212 Project in Mahmutbey. It also increased its paid-in capital multiple times, reaching 65,000,000 TL in December 2013.
